<div><!-- CONTENT -->MANILA, Philippines — Robinsons Land Corporation (RLC), the property development arm of JG Summit Holdings, reported a 10 percent growth in net income for the fiscal year ending September 2010 to P3.59 billion.</div>
<p>In a disclosure to the Philippine Stock Exchange, RLC said net profit growth would have been higher at 13 percent if the P103 Million gain from interest rate swap transaction in 2009 was excluded.</p>
<p>RLC generated total gross revenues of P11.30 billion for fiscal year 2010, an increase of 5 percent from P10.73 billion of total gross revenues for fiscal year 2009. EBITDA amounted to P6.41 billion in 2010, up by 8 percent from 2009.</p>
<p>The firm said its Commercial Centers Division accounted for P5.74 billion of the real estate revenues for the year versus P4.21 billion in 2009.</p>
<p>The 36 percent increase was principally due to newly opened malls particularly Robinsons Place General Santos, Robinsons Ilocos Norte, Robinsons Place Dumaguete, and Cybergate Cebu.</p>
<p>Rental escalations and strong take up of leased areas of the RLC’s mall space after renovation and expansion work of existing malls increased the rental revenue by 7.74 percent.</p>
<p>Amusement revenue during the year of P712 million was likewise recorded as a result of RLC’s operating the Robinsons Movieworld starting fiscal year 2010.</p>
<p>Interest income from money market placements contributed P419.45 million during fiscal year 2010 or 417 percent from P83.8 Million last year.</p>
<p>RLC’s Residential Division realized gross revenues contacted by 26 percent to P3.22 billion from P4.37 billion in 2009 due to lower construction completion</p>

<p><span style="font-family: Arial; font-size: x-small;">Robinsons Land Corporation reported a 29 percent    jump in audited consolidated net income by the end of its fiscal year 2008    (October 2007 to Sept 2008) to P3.15 billion.</p>
<p>The firm said in a disclosure to the Philippine Stock Exchange that this    growth in net income came on the back of a 26 percent increase in revenues to    P11.18 billion this year, from P8.89 billion last year.</p>
<p>RLC reported that strong rental and sales, which were up 35 percent, was    tempered by flat revenue growth for hotels and the decrease in interest income    because of the IPO proceeds in the previous year and lower accounting    adjustments.</p>
<p>RLC showed good net income before tax growth of 10 percent year on year to    P3.76 billion, due to controlled general and administrative expenses.</p>
<p>In 2008, the net income includes an extraordinary adjustment to reduce    provision for deferred income tax amounting to about P300 million. The    adjustment was necessitated by the reduction of the legislated corporate    income tax rate starting January 2009 from 35 percent to 30 percent.</p>
<p>&#8220;Our balanced mix of investment and development components ensures RLC of    stable recurring revenue even during property down cycles,&#8221; RLC officials    said.</p>
<p>For 2008, investment and development properties contributed 51 percent and 49    percent to total revenues, respectively.</p>
<p>The Residential Buildings Division grew revenues by 69 percent to P4.76    billion, brought about by higher realized sales of condominium units in East    of Galleria in Ortigas, Gateway Garden Ridge and Gateway Garden Heights in    Pioneer, Mandaluyong and Otis 888 Residences in Manila.</p>
<p>Net income before tax for this division rose by 8 percent to P1.12 billion for    the period.</p>
<p>RLC’s Commercial Centers division posted revenues of P3.70 billion for the    period, up 4 percent from last year due to the rental contributions of    Robinsons Galleria, Robinsons Metro East and Robinsons Place Ermita in Manila.</p>
<p>Net income before tax from commercial centers was P1.58 billion, up 9 percent    against last year due to better cost control and improved tenant mix.</p>
<p>The Office Buildings Division reported revenues of P883 million, a 24 percent    growth year-on-year due rising revenue from the rental of our six office    properties to call center and business process outsourcing operations.</p>
<p>Today, RLC is one of the leading providers of Business Process Outsourcing and    call center space in the country. Net income before tax increased to P616    million, a growth of 24 percent over the same period last year.</p>
<p>The Hotels division posted revenues of P1.14 billion, up 3 percent from the    P1.11 billion it posted in the same period last year. The hotels division    revenues grew 3 percent but excluding shuttered hotels, grew by 8 percent.</p>
<p>The increase in hotel revenues was principally due the growth in revenues of    Crowne Plaza Hotel. RLC’s hotel properties reported good occupancy rates in    FY08 and net income before tax also grew by 3 percent to P192 million. The    Housing and Land development division posted realized sales of P704 million    for the period, basically flat year on year due to construction completion.    The division posted a net income before tax of P259 million. </span></p>

<p>For Robinsons Land Corp., Sonata means an upscale abode filled with a complete    array of first-class and cutting-edge amenities. Located at the heart of    Ortigas Center, The Sonata Private Residences is the company’s high-end    development.</p>
<p>The development, which will consist of twin residential buildings, an office    tower and a deluxe hotel, provides easy access to business hubs, schools and    shopping malls. The first tower will be completed in 2013, says Henry Yap,    general manager of Robinsons Land’s business buildings division and vice    president for design and planning.</p>
<p>“Sonata’s amenities will include a 15-seat private theater, a music room, a    25-meter lap pool, sauna, gym, 80-meter jogging path, Wi-Fi hot spot and    multi-purpose function room,” he adds.</p>
<p>Unit prices range from P3.14 million to P5.32 million for one-bedroom units,    P6.9 million to P9.98 million for two-bedroom units, P10.69 million to P14    million for three-bedroom units and P26.58 million to P26.67 million for    penthouse units.</p>
<p>The design is a collaboration between international design firm Hellmuth,    Obata and Kassabaum International and Filipino architectural company W.V.    Coscolluela and Associates.</p>
<p>The company recently opened its showroom for Sonata which features the    one-bedroom and two-bedroom units at the development’s site on San Miguel    Avenue corner Lourdes St., Mandaluyong City.</p>
<p>The units’ interiors were designed by Joy Adriano of Arkispecs Inc. and    architects Jeiven Perez and Cecilia Gatapia of JP+CG Architects Co. Each unit    will have a balcony.</p>
<p>The one-bedroom unit features golden walls and precious metal tones in the    accent elements like the padded entrance wall in bronze and glass mosaic    tiles.</p>
<p>Yap explains that the combination of straight and curved lines was executed as    in the strains of the slow tempo second movement.</p>
<p>In the bedroom, a classic “chinoiserie Toile du Juoy” pattern was used to    evoke playfulness with classic overtones. The bathroom makes use of dark woods    and monochrome engravings with elements of sparkle in the sheen of the fabric    and the glimmer of the glass vessels.</p>
<p>All materials used are of the highest and finest quality. Durable stain-,    fade- and dirt-resistant materials like wood laminate the flooring of the    bedroom, living, and dining rooms. For the kitchen and toilet and bath,    ceramic tiles are used. All the walls are plastered painted with the exception    of the toilet and bath, where the plaster painted walls are combined with    ceramic tiles.</p>
<p>The two-bedroom unit takes a sophisticated yet useful approach to high-end    condo living through a mixture of carefully selected classic and contemporary    pieces and playful use of colors, textures and intricate patterns.</p>
<p>The walls are adorned with premium finishes and artwork. Natural stone    cladding serves as the key accent. Interesting wallpaper with baroque patterns    was used to add detail.</p>
<p>Elements suggesting a modern lifestyle, such as an open bar/nook with    customized drop lighting in the kitchen and a niche divider in the living and    dining areas, were incorporated in the unit.</p>
<p>The master bedroom combines mirrors, fabric-clad panels and artwork and a    headboard that makes a statement. In the second bedroom, a poster bed with a    fabric canopy radiates warmth and romance.</p>
<p>Raoul Littaua, Robinsons Land senior vice president for sales and marketing,    says initial sales for Sonata are promising. Buyers include Filipinos who are    foreign residents, who look at their units as investments or possible    residences in the future. </span></p>
